Water is the dominant issue

Sewer backup, overland water and service line — the three that matter here

Essex County has experienced repeated severe basement flooding and sewer backup events over the last decade, and water coverage is the single most important conversation on almost every Windsor home file. It's worth being precise about what each endorsement actually does, because they are three different things and most homeowners assume one policy line covers all of them.

  • Sewer backup covers water entering the home through drains and the sewer system — the classic Essex County basement backup. Usually an optional endorsement.
  • Overland water covers surface water from heavy rain or snowmelt flowing across the ground into the home. Separate optional endorsement.
  • Service line covers the underground pipes running from the street to the home — water, sewer, and sometimes electrical — if they fail. Also optional on most policies.

After the major Windsor and Essex flooding events, several insurers tightened or restricted water coverage in specific areas, and properties with a history of repeat claims became harder to place through standard markets. That's exactly the kind of file specialty markets are built for — sometimes with a higher deductible on the water endorsements, sometimes with a mitigation requirement like a backwater valve or a sump pump with battery backup, but placed honestly instead of declined outright.

Automotive, logistics, trucking and warehousing

Windsor's commercial economy is defined by automotive manufacturing, cross-border logistics and trade. That translates into commercial fleet and trucking coverage, cargo, warehouse and industrial property, CGL, and — for anything crossing into the US — careful attention to whether the policy actually extends there and whether the cargo wording matches what's being hauled. Cross-border exposure is where a lot of Windsor commercial files have gaps, and going through the wording line by line usually turns up at least one to fix.

Walkerville, Olde Sandwich and central Windsor

The character neighbourhoods — Walkerville, Olde Sandwich, central Windsor — carry a lot of homes over a hundred years old. Knob-and-tube wiring, galvanized or lead plumbing, older fuse panels, 60-amp service and aging roofs are common, and some standard insurers decline them on sight. These homes belong with a carrier that writes older Ontario housing fairly, not the one that uses the age of the home as a reason to walk away.

Multi-unit and landlord files

Rental and multi-unit investment properties across Windsor and Essex need a rented-dwelling or commercial residential policy, with loss of rents, landlord liability and per-unit considerations built in from the start. Trying to run a rental on a homeowner policy is one of the fastest ways to end up with a denied claim.

Vacant properties

More common in some Windsor neighbourhoods

Vacant properties are more common in parts of Windsor than in most of Ontario, and they need a vacant-property policy — priced and worded for the risk, with honest disclosure of the vacancy — not a homeowner policy with the vacancy tucked away in the file. Set up properly, vacant coverage is straightforward.

It's a cheap endorsement relative to what it covers; deciding to skip it is a conversation to have on purpose, not by accident.

I run a trucking, logistics or cross-border operation out of Windsor. What do I need?
