How does an umbrella policy work?
Picture your underlying policies as the first layer and the umbrella as the second. Say you carry $2 million liability on your auto policy and a serious accident leads to a judgment of $3.5 million. Your auto policy pays up to $2 million. A $2 million umbrella can respond to the remaining $1.5 million, instead of that amount coming from your savings, your home equity or your future income, subject to the policy terms.
Umbrella coverage can also help with defence costs, and some policies can respond to certain claims that aren't covered by the underlying policy, after you pay a retention (a type of deductible). Wording varies, so we walk you through exactly how yours works.
Personal umbrella: who should consider one?
A personal umbrella sits above your home, condo, auto and sometimes watercraft liability. It's worth a serious look if you:
- Own a home, rental properties, a cottage or other significant assets
- Have a teen or young driver on your auto policy
- Own a pool, hot tub, trampoline, dock or boat
- Host guests often or rent your property short term
- Have a higher income that could be exposed in a lawsuit
- Serve on a volunteer or non-profit board
Commercial umbrella: who needs one?
A commercial umbrella sits above your commercial general liability, commercial auto and similar policies. Businesses often buy one because:
- A contract, lease or general contractor requires $5 million or more in liability
- They run vehicles or a fleet, where a single serious accident can exceed primary limits
- They own plazas, mixed-use buildings or hotels with high public traffic
- A single claim could otherwise threaten the business itself
What are the requirements for an umbrella policy?
Insurers require you to carry minimum liability limits on your underlying policies before the umbrella will sit on top, and every property, vehicle and exposure you want protected usually has to be disclosed. If you own rental properties, each one generally needs to be listed and carry the required underlying liability. Missing an underlying policy can leave a gap exactly where you thought you were covered, which is why we review the whole picture, not just the umbrella.
What doesn't an umbrella cover?
An umbrella is liability coverage, so it doesn't pay for damage to your own home, car or property. It also typically excludes intentional acts, professional services (for most personal umbrellas), business activities on a personal umbrella, and anything excluded by both the umbrella and the underlying policies.

- Does a personal umbrella cover my rental properties?
- It can, if the properties are disclosed, eligible and carry the required underlying liability. Larger portfolios or properties owned in a corporation may need a commercial umbrella instead.
- Can I buy an umbrella from a different insurer than my home and auto?
- Sometimes, though many insurers prefer or require the underlying policies to be with them. A broker can find the combination that works.
